Thoughts from my experiences:

As you may have already discovered, finding the right home in our community is no simple task. While driving through your “Top Choice” neighborhood regularly can be enjoying and enlightening at first, one soon realizes that this approach is very time consuming and you must be there at the right moment to see a new for sale sign appear or it may be too late.

Searching the internet, on the other hand, offers almost instantaneous information, but typically not enough to determine whether a home is really a candidate for you or not.

As a Buyer’s Agent, I can do most of the work for you so you can sit back and enjoy your home-buying experience.

Here is how I can complement your home-buying efforts:

  • As a result of working with a number of ready, qualified buyers I can scour the RMLS multiple times daily to uncover the newest listings that might meet your criteria.
  • Target a property for you. There are thousands of homes with signs on them; I can focus and preview the ones that meet your requirements and budget to help save you time and effort.
  • As a Buyer’s Agent, I have developed relationships with numerous agents. Many times they will call me with properties that are not yet listed in the computer. I also have insight into those Realtors who are most likely to have the right property coming on the market in certain neighborhoods, giving my clients a distinct advantage.
  • Provide representation, at no cost to you, in most cases even if we find a “For Sale By Owner”. Remember, my fee is typically paid by the seller.
  • With my years of experience selling in the community, I know the best Lenders and banking institutions. Pre-qualification is essential in the home-buying process. Knowing your buying power keeps your search realistic. Limits and conditions of loan approval often change from lender to lender.
  • Educate you on the local real estate market and provide you objective information on each property, resulting in a well informed decision.
  • Advise you in preparing an offer and negotiate the sale for you. Negotiating a purchase can be very complex, as it often takes multiple counteroffers before a contract is finalized. The way an offer is structured and presented is critical, especially in this "high stress" market for sellers.
  • Research the values of the homes in the area that you are interested in to make sure your offer is in line with the value of the neighborhood.
  • Help you find qualified responsible professionals to assist you with the home inspections and contractors for things such as painting, repairs and siding replacement.
  • Assist you every step of the way from the opening of escrow until the close on your home purchase to ensure a smooth and successful transaction.
